PRESIDENTIAL TOWER
DeKalb County has said a land-disturbance permit was issued for the 282-residence adaptive-reuse plan. A separate tower building permit is still required before the interior residential conversion begins.
ALPHARETTA | APPROVED / PRE-LDP
195 HOMES ON OLD MILTON
City Council approved up to 195 for-sale attached homes. Required road-abandonment action must occur before LDP issuance. No construction start or sales release is currently verified.
MILTON | DUE DILIGENCE
$26.25M VERIZON CAMPUS DEAL
Milton approved the purchase agreement for 51.32 acres and entered due diligence. The property has not closed, and a later public Council vote is required before the City commits the next deposit.
ROSWELL | CONTRACTS AWARDED
FIRE STATIONS 23 + 27
Roswell awarded the two construction-related contracts Sept. 28. The projects are now contract-awarded / pre-construction. Notice to proceed and construction start remain separate milestones.

SOUTHARD EXCHANGE
Chick-fil-A opened Oct. 1. Construction continues and Maepole is targeting late 2026. Other tenant openings remain separately verified.

FORSYTH COMMERCE CENTER
Phase I and II are complete and operating. Future buildings remain planned, with current tenant/timing verification still needed.

LANIER 400 PARKWAY
72.371 acres were rezoned to Highway Business in April. No specific development or project permit is verified yet, so the site remains on site-plan/end-user watch.
