Avalon is one of the places that changed how people think about Alpharetta. It is not just a shopping center. It is an 86-acre mixed-use district combining retail, restaurants, entertainment, offices, a hotel and conference center, apartments, single-family homes, public gathering spaces, and year-round events in one walkable destination.

If you are moving to Alpharetta, considering a home near Avalon, or simply trying to understand why this part of North Fulton has grown the way it has, Avalon is one of the most important places to know.

Avalon at a glance

  • Location: 400 Avalon Boulevard, Alpharetta, Georgia
  • Size: 86 acres
  • Retail: More than 570,000 square feet
  • Office: About 750,000 square feet of Class A office space and office lofts
  • Hotel: 330 rooms
  • Conference space: 44,000 square feet
  • Residences: 637 apartments and homes
  • Entertainment: 12-screen premium movie theater plus recurring public events

Current development figures are based on Avalon’s official property information.

What is Avalon?

Avalon is a large mixed-use development located just east of GA-400 at Old Milton Parkway in Alpharetta. Instead of separating shopping, housing, offices, restaurants, hotels, and entertainment into different destinations, Avalon puts them together in a walkable district centered on Avalon Boulevard and the Plaza.

The official Avalon property description lists more than 570,000 square feet of retail, about 750,000 square feet of office space, a 330-room hotel, a 44,000-square-foot conference center, 637 residences, and a 12-screen premium theater. That combination is why calling Avalon a mall misses most of the story.

Shopping and dining at Avalon

Avalon has become one of North Atlanta’s major shopping and dining destinations. The retail mix changes over time, but the overall strategy has stayed consistent: combine national brands, premium retailers, restaurants, fitness, beauty, services, and entertainment into a district where people stay for several hours rather than make a single stop.

That tenant mix is still evolving. In 2026, Jamestown announced ALO, Johnnie-O, and Vuori as additions to Avalon’s lineup. Johnnie-O and Watches of Switzerland are now listed by Avalon as open. That matters because Avalon is not a finished project frozen in time. Its leasing mix continues to adjust as consumer tastes change.

Dining is a major part of the experience too, with more than two dozen restaurant options according to Avalon. That includes everything from quick stops and casual meals to full-service restaurants and date-night dining.

Events and the public-space side of Avalon

One of Avalon’s biggest differences from a conventional shopping center is how heavily it uses events and common spaces to create repeat traffic. The Plaza hosts recurring programming, seasonal events, fitness activities, live music, markets, sports watch events, family programming, and special dining experiences.

Current recurring programming includes Avalon Nights Live, AvalOM, Gameday at Avalon, Little Acorns, Makers Market, and seasonal events such as the Avalon Fall Festival. This programming is part of the business model. The goal is not simply to give people stores to visit. It is to give them reasons to keep coming back.

Living at Avalon

You can actually live inside Avalon. The residential component includes Haven and Veranda apartment homes as well as a collection of single-family and attached homes developed by Monte Hewett.

According to Avalon, the property includes 637 residences. The appeal is straightforward: walk downstairs or out your front door and you are within the same district as restaurants, retail, entertainment, services, offices, and events.

That lifestyle is unusual for suburban North Atlanta, which is one reason Avalon became such an important reference point for later mixed-use developments.

Living near Avalon

You do not have to live inside Avalon to benefit from it. Many buyers specifically target the broader Avalon and Downtown Alpharetta corridor because it puts restaurants, shopping, entertainment, offices, parks, and major roads close together.

Nearby housing includes condos, townhomes, newer infill, established subdivisions, and larger single-family homes as you move farther from the commercial core. Price, school assignment, traffic patterns, HOA structure, property condition, and exact access to GA-400 can vary significantly, so “near Avalon” is not one uniform housing market.

Avalon vs. Downtown Alpharetta

People relocating to Alpharetta often treat Avalon and Downtown Alpharetta as if they are interchangeable. They are close to each other, but they feel different.

Avalon

  • Large master-planned mixed-use district
  • Premium national retail
  • Hotel and conference center
  • Major Class A office component
  • Structured parking and planned public spaces
  • Direct access to Old Milton Parkway and nearby GA-400

Downtown Alpharetta

  • Historic downtown core mixed with newer development
  • Independent restaurants and local businesses mixed with larger operators
  • City Hall and civic uses
  • Downtown neighborhoods, townhomes, and infill housing
  • More organic street grid and neighborhood feel

For many buyers, the strongest appeal is not choosing one or the other. It is living within easy reach of both.

Why Avalon mattered to Alpharetta

Avalon helped prove that a dense, walkable, live-work-play district could succeed in the North Atlanta suburbs. That sounds obvious now because similar projects are being planned across the region, but it was a much bigger bet when Avalon was being developed.

The site itself has an important backstory. Before Avalon, the property was associated with the stalled Prospect Park project. The Great Recession disrupted that development, leaving one of Alpharetta’s most visible sites unfinished. North American Properties later took over the opportunity and redeveloped it as Avalon.

Its success helped turn Avalon into a reference point for other suburban mixed-use projects. Developers, cities, residents, and reporters now routinely compare new projects with Avalon because people understand what Avalon looks and feels like.

That is why Avalon comes up when people talk about projects such as North Point, Medley, The Gathering, and other large mixed-use developments across North Fulton and Forsyth County.

The office, hotel, and conference-center piece

Retail gets most of the public attention, but the office and hospitality components are a major reason Avalon matters economically.

Avalon lists roughly 750,000 square feet of office space and office lofts. The Hotel at Avalon has 330 rooms, while the Alpharetta Conference Center provides 44,000 square feet of flexible event space, including dedicated exhibit space.

That creates a different economic engine than a traditional retail center. Workers, residents, visitors, conference attendees, hotel guests, shoppers, and diners all use the same district at different times of day.

Getting to Avalon

Avalon is located at 400 Avalon Boulevard near Old Milton Parkway and GA-400. That location gives it strong regional access, but it also means traffic patterns matter, especially during peak commuting periods, major events, weekends, and holiday shopping periods.

If you are considering a home nearby, I recommend driving the route you would actually use during the time of day you would normally commute. A home that looks close on a map can feel very different depending on which side of GA-400 you are on and which intersections you use.

Does living near Avalon help home values?

Proximity to a destination like Avalon can broaden buyer demand because it adds convenience and lifestyle appeal. That does not mean every nearby home automatically receives a fixed “Avalon premium.” Real estate values still depend heavily on the individual property, school assignment, neighborhood, condition, lot, updates, HOA, road exposure, and competing inventory.

The more useful way to think about Avalon is as a demand driver. For buyers who value restaurants, shopping, entertainment, offices, and a walkable destination nearby, proximity can make one home more compelling than a similar home farther away.

Avalon today: still evolving

Avalon is mature, but it is not static. Jamestown now oversees the property, and the tenant mix continues to change. New retail openings, restaurant changes, office activity, recurring events, and broader development around Alpharetta all affect how Avalon functions within the city.

This page will serve as the main Avalon hub on CaryBlumenfeld.com. As meaningful changes happen, I will continue linking new BBDN coverage and local updates here rather than creating disconnected pages that are difficult to follow.
