North Atlanta New Construction Homes, Builder Deals & Incentives
Compare verified new construction homes, quick move-ins, builder price cuts, closing-cost offers and current incentives across Alpharetta, Johns Creek, Roswell, Milton, Cumming, Forsyth County and nearby North Atlanta markets.
October 2026 Buyer Snapshot
- Cumming/Forsyth: the strongest builder-published dollar reductions in the current scan.
- Alpharetta: specific quick move-in opportunities remain available below $600,000.
- Johns Creek and Roswell: thinner new-construction supply, so specific standing inventory matters more than generic starting prices.
- Milton: primarily a custom, estate and smaller semi-custom new-construction market.

Latest Builder Incentives: October 11, 2026
Fresh builder-direct opportunities in Alpharetta and Johns Creek. These examples are specific offers, not a promise that every home from a builder qualifies. Last checked October 11, 2026.
Empire Homes | Argosy, Alpharetta | Advertised $30,000 Flex Cash
444 Argosy Circle, Alpharetta: Builder-advertised price $523,606; move-in-ready Lindsey A townhome with 3 bedrooms, 3 bathrooms, 1,500 square feet and 2-car garage. The builder currently labels this home with $30,000 Flex Cash. Flex Cash is not automatically cash back to the buyer. Eligibility, permitted uses, financing and contract requirements must be verified on the specific home. Verify directly with Empire Homes.
Empire Homes | Pinecone, Alpharetta | Selected $30,000 Flex Cash Opportunities
Empire currently advertises $30,000 Flex Cash on selected Pinecone homes. Examples shown on its community inventory include 510 Boardwalk Way (December target), 402 Boardwalk Way (move-in ready), and 508 Boardwalk Way (December target). Builder pages show conflicting price information for 508 Boardwalk Way, so obtain direct written confirmation of its price and incentive before relying on a specific quote. See the Pinecone builder inventory.
The Providence Group | Ward’s Crossing, Johns Creek | Home of the Month
504 Whatton Road, Johns Creek: Advertised at $699,900, move-in ready, with 4 bedrooms, 3.5 bathrooms, 2,400 square feet and 2-car garage. Providence states the listed sales price already reflects the Home of the Month incentive; do not add another unverified concession on top. See 504 Whatton Road directly from Providence.
Toll Brothers | National Sales Event
Selected Toll Brothers properties may have limited-time price or financing promotions. These are not universal incentives for every Alpharetta or Johns Creek home. Confirm the exact community, homesite, loan terms, APR, eligibility, and event deadline in writing before using an advertised special. Check Toll Brothers directly.
Buyer advisory: Builder credits can be restricted to closing costs, financing, options or other specified uses. Offers may require a preferred lender, qualifying loan, eligible home, contract deadline or specific closing window; they can change without notice. Advertised savings are not guaranteed net savings. Before visiting a sales office or signing paperwork, have Cary compare the total price, incentives, rate/fees, HOA and available alternatives. The Blumenfeld Group represents buyers, not the builders.

Featured Verified Deal | Cumming
Pulte Oakwood: $105,000 Advertised Savings on a Quick Move-In
5505 Julep Court, Cumming | $734,873 current advertised price | $839,873 prior advertised price | $105,000 advertised savings | 5 bedrooms | 3,554 sq. ft. | 2-car garage | available now when verified
This remains the strongest builder-published dollar reduction in the current North Atlanta scan. The buyer-side question is whether the finished home’s price, lot, upgrades and financing compare favorably with other Oakwood inventory, competing builders and resale homes in the same payment range.
Last verified: October 1, 2026. Builder source. Pricing, savings, financing and availability can change without notice.

Current Builder Opportunity | Alpharetta
IveyBrooke: Move-In Ready Alpharetta Townhome at $534,900
120 IveyBrooke Lane is a 1,694 sq. ft. Barnsley I townhome with 2 bedrooms, 2.5 bathrooms and a 1-car garage. The Providence Group currently lists it as a Home of the Month, quick move-in and move-in ready at $534,900, with $5,000 toward closing costs with preferred lenders.
For a buyer trying to stay under $600,000 in Alpharetta, this is a specific, usable option rather than a generic starting price. The tradeoff is size and bedroom count, so it should be compared directly with larger townhomes and resale alternatives before deciding.
Last verified: October 1, 2026. Builder source. Preferred-lender terms and availability are subject to change.
Current Builder Opportunity Watch
Last updated: October 1, 2026
The two featured deals above plus the three opportunities below make up the current verified watch. The community images are BG visual representations based on current builder imagery and descriptions. They are not official builder renderings and should not be treated as the exact appearance of a specific homesite or finished home.

Taylor Morrison | Alder Creek | Cumming
623 Oak Bluff Drive | $489,990
Previously advertised at $530,890, a published $40,900 reduction. 4 bedrooms, 3.5 baths, 2,359 sq. ft. and a 2-car garage. This is a specific four-bedroom new-construction opportunity below $500,000 rather than a generic starting-price claim.
Last verified: October 1, 2026. Taylor Morrison source. Pricing and availability can change without notice.

The Providence Group | Ward’s Crossing | Johns Creek
504 Whatton Road | $699,900
4 bedrooms, 3.5 baths, 2,400 sq. ft., 2-car garage, available now when verified and listed as Home of the Month. Johns Creek has limited new-production inventory, so a specific completed townhome below $700,000 is more useful than a generic community starting price.
Last verified: October 1, 2026. Providence Group source. Pricing and availability can change without notice.

Beazer Homes | The Groves at Myrtle | Roswell
111 Bridgecrest Road | $799,990
4 bedrooms, 3.5 baths, 2,421 sq. ft., available now when verified, with up to $15,000 in closing costs on select homes with a Choice Lender. Roswell has limited new-construction supply, and this is a current builder-published incentive attached to standing inventory.
Last verified: October 1, 2026. Beazer source. Incentive terms, financing and availability can change without notice.
I remove or hold offers I cannot re-confirm. If you are comparing builders, I can also pull the current quick move-ins, incentives and resale alternatives that fit your price range before you visit a sales center.
How I Verify North Atlanta Builder Deals
This page is not a scraped list of every new-home advertisement in Atlanta. The Current Opportunity Watch is a buyer-side filter built around specific, usable opportunities I can verify from the builder’s own published information.
- Specific inventory beats a generic starting price. I prioritize actual homes, quick move-ins and published inventory over “from” pricing that may not represent what a buyer can purchase today.
- Published savings need a comparison point. When a builder shows a prior price or stated savings, I preserve the builder’s number and explain what it does and does not prove.
- Financing offers are conditional. Rate buydowns and closing-cost credits may require an affiliated or preferred lender, qualification and a specific contract or closing window.
- Availability is time-sensitive. Every current opportunity carries a verification date. If I cannot re-confirm an offer, I hold or remove it rather than leave stale terms presented as current.
- I compare builder inventory with resale. The real question is not whether a builder advertises an incentive. It is whether the total price, payment, lot, upgrades, timing and resale alternatives make the home a strong buy for that specific buyer.

EMPIRE HOMES SPOTLIGHT
Six North Atlanta Communities + Current Smart Move Incentives

Custom & Luxury Builders in North Atlanta
In Milton, and increasingly in Roswell, custom building is not the fallback option. It is the primary path to a new home. Production builders need scale, and the lots that remain in these markets do not offer it. That is why the builders below matter more here than they would in Forsyth County. This custom-builder reference was last fully audited in August 2026. Builder service areas and active projects change, so I reverify the specific firm, community and lot strategy before a buyer relies on it.
Custom build on your lot
- ADG Custom Homes. Based in Roswell, serving North Atlanta with a specialty in Milton estate building, including AG-1 zoning, septic and Rural Milton overlay work. Custom homes in the $1 million to $3 million range, with estate construction budgets reaching $3 million to $8 million and above.
- Ensign Luxury Homes. Based in Cumming, building custom homes, lake homes and log homes across Milton, Forsyth, Hall and North Georgia. Builds primarily on land the client already owns.
- Perry Custom Homes. Alpharetta office, building bespoke luxury homes across North Atlanta, including Mayfair Estates in Milton.
Semi-custom in established communities
- Arkan Homes. Semi-custom luxury with active Milton communities at Echo at Crabapple and Elara at Bethany Bend, plus Oaks in Roswell and communities in Suwanee. Buyers customize established plans rather than starting from a blank sheet.
Luxury custom and design-build
- Loudermilk Homes. Integrated architecture, design and construction under one roof, with completed work in Milton, East Cobb, Brookhaven and Marietta. Seventeen years building in metro Atlanta.
- Southwyck Homes. Custom luxury, lake homes and refined farmhouse work across Forsyth, Fulton, Hall, Cobb and Cherokee counties, including custom homes at Vickery in Cumming above $1 million. Also runs an active adult collection.
A note on what is missing. I could not verify a dedicated luxury spec and infill builder currently active across all five markets, so that category is deliberately absent rather than filled with a plausible-sounding name. If you are looking for finished luxury spec product, the realistic supply today is Toll Brothers inventory in Alpharetta and Cumming, and resale.

New Construction by City
North Atlanta is not one new-construction market. Inventory, price points, builder competition and negotiating leverage change quickly from city to city. These summaries reflect the October 1, 2026 buyer-opportunity scan, with links to the deeper city guides.
New Construction in Alpharetta
Alpharetta currently gives buyers a mix of attached new construction and higher-end detached inventory. One current builder-direct example is 120 IveyBrooke Lane at $534,900, move-in ready with a published preferred-lender closing-cost offer. See the full Alpharetta new construction guide.
New Construction in Johns Creek
Johns Creek remains a scarcity market. The clearest current townhome example is 504 Whatton Road at Ward’s Crossing at $699,900, available now when reverified October 1. See the full Johns Creek new construction guide.
New Construction in Milton
Milton is primarily a custom, estate and smaller semi-custom market rather than a large production-builder market. Lot feasibility, septic, utilities, access, drainage and site-work costs often matter as much as the house itself. See the full Milton new construction guide.
New Construction in Roswell
Roswell is an infill and small-community market. A current builder-direct example is 111 Bridgecrest Road at The Groves at Myrtle at $799,990, available now with up to $15,000 in closing costs on select homes with a Choice Lender. See the full Roswell new construction guide.
New Construction in Cumming and Forsyth County
Cumming and Forsyth County currently show the deepest buyer leverage in this scan. Pulte is publishing a $105,000 savings on 5505 Julep Court at Oakwood, while Taylor Morrison shows 623 Oak Bluff Drive at $489,990, down from $530,890. See the full Cumming and Forsyth County new construction guide.
How Builder Incentives Actually Work
Builder incentives can show up as price reductions, closing-cost credits, rate buydowns, design credits or protection programs. The headline only matters after you compare the exact home, APR, lender fees, cash to close and resale position.
Current Empire example: as of October 7, 2026, Empire’s Georgia Smart Move Sales Event advertises up to $30,000 in Financing Flex Cash on eligible homes. Quick-delivery contracts must be written by December 11 and new-home-plan contracts by December 31, or earlier if allocated funds run out. Preferred-lender, borrower and property eligibility apply.
Empire also separately publishes Rate Guarantee, free float-down, Base Price Guarantee and Showplace Selections up to $25,000 on eligible opportunities. Do not assume programs stack. See the Builder Incentives in North Atlanta page for the current multi-builder comparison.
Why You Want Your Own Agent Before You Walk Into a Sales Center
The person who greets you at the model home is there to sell the builder’s homes and works within the builder’s sales process. That is not a criticism. It is simply the structure, and buyers should understand whose interests each person is there to protect before signing anything.
Builder registration policies vary, but many builders tie outside-agent representation to early registration or first contact. If you want independent buyer representation, bring your agent in before you register or tour so you do not accidentally limit your options. Walking in alone does not automatically eliminate representation everywhere, but it can create problems depending on the builder’s policy.
What I do on the buyer side of a new construction purchase: compare the builder’s offer against competing builders and resale in the same week, price the incentive against an outside lender instead of taking the affiliated-lender math at face value, read the contract before you sign it, evaluate the lot rather than just the plan, attend inspections including pre-drywall, and hold the builder to the punch list at closing. On this page specifically, I recheck every opportunity before you rely on it.
I have sold more than $100 million in North Atlanta real estate and closed over 300 homes. More about how I work, and what clients say.

North Atlanta New Construction Questions
Where are the strongest new construction deals in North Atlanta right now?
As of October 1, 2026, the strongest builder-published dollar reductions I reverified are in Cumming and Forsyth County, led by current quick-move and inventory opportunities from Pulte and Taylor Morrison. Alpharetta also has specific move-in-ready townhomes below $600,000, while Johns Creek and Roswell have thinner new-construction supply and fewer comparable homes.
What builder incentives are available in North Atlanta?
Current incentives vary by specific home and builder. Examples reverified on October 1 include published price reductions, preferred-lender closing-cost credits and Home of the Month pricing. I do not treat a community-wide starting price as a buyer incentive unless the builder publishes a specific usable offer.
Do builders in North Atlanta negotiate on price?
Sometimes, particularly on completed or near-completed inventory. Builders may also use published price reductions, closing-cost credits, financing incentives or design credits. The better comparison is the total economic value of the specific home, including price, payment, upgrades, lot, timing and competing resale options.
What is a quick move-in home?
A quick move-in is a home the builder started before a buyer was under contract. Some are finished and available immediately, while others are weeks or months from completion. Standing inventory can create stronger negotiating leverage because the builder is already carrying the home.
Is a builder rate buydown better than a price reduction?
It depends on the loan structure, fees, APR, how long you expect to own the home and whether the incentive requires an affiliated or preferred lender. Compare the builder-lender offer against outside financing and the long-term value of a price reduction before deciding.
Where can I find new construction under $600,000 in North Atlanta?
Current builder-direct inventory under $600,000 is more common in Cumming and Forsyth County than in Alpharetta, Johns Creek, Roswell or Milton. Alpharetta does still have select townhome opportunities below $600,000. Availability changes quickly, so I verify the specific homes before recommending a tour.
Why is there so little production new construction in Milton?
Milton’s larger-lot development pattern and lower-density character make large production communities less common than in higher-density North Atlanta markets. Buyers there are more likely to encounter custom, estate and smaller semi-custom opportunities.
Do I need my own real estate agent before visiting a builder?
You are not required to have one, but the onsite sales team represents the builder. Many builders have registration requirements tied to the first visit or first contact, so involving your agent before you walk into a sales center is the safest approach if you want independent buyer representation.
How current is the Opportunity Watch?
The current Opportunity Watch was reverified on October 1, 2026 against builder-direct information. Each item carries its own verification date. If I cannot re-confirm an offer, I hold or remove it rather than leave stale terms presented as current.
