Brookside Reserve
Brookside Reserve gives Providence a current Alpharetta condo lane below many of the city’s townhome and detached new-construction options. That makes the comparison less about a model-home experience and more about monthly cost, HOA structure, square footage, parking and how the condo format compares with townhomes nearby.
IveyBrooke
IveyBrooke is one of the strongest current Providence buyer-opportunity stories in Alpharetta. Byers Park

Johns Creek is a scarcity market for new construction, and Providence currently has the clearest active multi-community footprint inside the city.
Ward’s Crossing
Ward’s Crossing townhomes start at $699,450, with current available-now homes at $699,900 and $704,880. That makes it the most direct current Providence entry point in Johns Creek and the cleanest comparison against the upcoming Tableau at Medley release and nearby Alpharetta townhomes.
Bellwyn
Bellwyn is a luxury single-family community starting at $1,253,900. Current under-construction inventory includes a 5-bedroom home priced at $1,296,900. This is a different buyer from Ward’s Crossing and should be compared against higher-end resale and other luxury detached options.
Bellmoore Park
Bellmoore Park is an established gated master-planned community with current builder inventory. Providence lists homes from $1,296,150, with current under-construction examples at $1,375,600 and $1,492,900.

Market Square at Sawnee Village
Market Square starts at $359,900 and focuses on lower-maintenance condo living near the Sawnee Village mixed-use environment. It is the lowest current Providence starting point in this North Atlanta set.
Palisades
Palisades combines townhomes from $474,900 and single-family homes from $529,900. Providence’s current Palisades page advertises $10,000 in Flex Cash, making it one of the builder’s clearest current Forsyth incentive signals.
Promenade at Sawnee Village
Promenade is Providence’s active-adult lane, marketed for adults 55+, with single-family homes from $589,400 and current quick-move and under-construction inventory.
Waterhaven
Waterhaven adds both attached and detached options. Providence currently lists Waterhaven townhomes from $485,900 and current single-family product in higher price bands.

How Providence Flex Cash Should Be Evaluated
Providence uses Flex Cash on select homes as a buyer incentive. The useful question is not the headline amount. It is what the credit can actually be used for on the specific home and whether the preferred-lender structure produces the best total financing package.
As of October 7, 2026, select IveyBrooke homes are marked with up to $65,000 in Flex Cash, while select Byers Park and Palisades opportunities show $10,000 in Flex Cash. These are home-specific or community-specific offers, not a promise that every Providence home receives the same incentive.
Compare purchase price, APR, lender fees, points, closing-cost contribution, rate buydown structure, lot premium and outside-lender alternatives before deciding what the Flex Cash is actually worth.

Providence has a deep standing-inventory strategy across North Atlanta. The builder currently marks certain completed or near-completed homes as Quick Move-In and certain selected homes as Homes of the Month.

A Home of the Month label is not automatically proof of the best value. Compare the exact home against other standing inventory, the current incentive package, the homesite, included selections and nearby resale before assuming the featured home is the strongest deal.

Condos vs Townhomes vs Single-Family
Providence is especially useful for buyers who are not locked into one housing type. Brookside Reserve and Market Square give condo buyers lower-maintenance options. IveyBrooke, Byers Park, Ward’s Crossing, Palisades and Waterhaven give townhome buyers multiple price and location choices. Bellwyn, Bellmoore Park, Palisades, Promenade and Waterhaven give detached-home buyers different levels of size, maintenance and community structure.
The comparison should include HOA dues, what the association maintains, parking, private outdoor space, stair count, owner-suite location, lock-and-leave convenience, future resale competition and how long you realistically expect to own the home.

Providence vs Empire, Toll Brothers and Pulte
Against Empire Homes: Providence currently has broader active inventory in Johns Creek and more condo/active-adult product, while Empire has a different Alpharetta detached-home lane and upcoming Tableau at Medley.
Against Toll Brothers: Providence reaches lower price bands and more housing types, while Toll carries deeper luxury and larger quick-move inventory in several North Atlanta communities.
Against Pulte: the comparison is strongest in Forsyth. Providence offers a broader mix of condo, townhome, active-adult and detached product, while Pulte carries its own large production-community pipeline and home-specific incentive strategy.
The right answer depends on the exact home, location, financing, HOA, lot and resale position.
Providence vs Resale
Providence can win on modern layouts, newer systems, warranty coverage, lower-maintenance ownership and builder financing support. Resale can win on lot maturity, established neighborhoods, finished basements, pools, landscaping and total post-closing cost.
This is especially important in Alpharetta and Johns Creek because resale supply can give buyers larger homes or lots at the same price, while new construction may offer lower immediate maintenance and a more current design package.
