New Construction Homes in Alpharetta, GA

Compare current Alpharetta builders, quick move-in homes, published incentives and coming-soon communities across townhomes and luxury single-family homes.

Are there new construction homes in Alpharetta, GA?

Yes. Alpharetta has new townhomes, detached homes, quick move-in inventory and smaller new-home communities, but supply is limited compared with faster-growing parts of Forsyth County. Buyers searching for new construction Alpharetta, Alpharetta new homes, or new home communities in Alpharetta should compare builder inventory, lot premiums, incentives, location and delivery timing.

This page is the main Alpharetta new-construction hub and is updated as builder inventory and incentives change.

Where Is the Best New Construction in Alpharetta Right Now?

Alpharetta’s new-construction market is unusually wide for a built-out North Fulton city. Buyers can currently shop townhomes in the low-to-mid $500s, detached homes in the $600s and $700s, luxury townhomes around $800,000 to $1.2 million, and estate-style single-family homes from roughly $1.5 million and up. The strongest leverage is in quick move-in inventory, while the best early-access opportunity is DRB Homes’ Verdant, a boutique 41-homesite community still in pre-launch.

The market is also more competitive than the main North Atlanta hub previously reflected. In addition to Toll Brothers, Empire Homes, The Providence Group and DRB Homes, Brock Built’s August inventory snapshot included The Gathering near Downtown Alpharetta and Avalon with 14 homes listed at that time. The earlier August financing promotion has not been reverified for November and should not be treated as a current offer. That makes Alpharetta less of a two-builder luxury story and more of a true multi-builder comparison market.

For the broader market, use the Atlanta new construction homes, builders and incentives hub.

Home Builders in Alpharetta

Empire Homes

Empire currently lists three Alpharetta communities: Argosy from $523,606, Fernleaf from $600,000 and Pinecone from $624,900. Its Alpharetta page currently shows nine quick-delivery homes across the city, while Pinecone is independently shown by NewHomeSource with five quick move-ins.

Toll Brothers

Lakeview and Emberly remain major luxury new-construction options. Verify current quick-move counts and specific pricing before touring because standing inventory changes frequently.

Other active Alpharetta builders include The Providence Group, Brock Built and DRB Homes. The useful comparison is the exact home, location, lot, financing and incentive package, not the builder name alone.

Alpharetta New Construction by Price Range

Roughly $500K to $700K

As of November 2, Empire’s published Alpharetta inventory lists Argosy starting at $499,999, with one builder-listed Argosy home at $499,000, and Pinecone from $624,900. Other community prices quoted elsewhere in this guide are dated reference points and must be verified with the builders for the actual homesite.

Roughly $700K to $1M

This is the deepest townhome comparison band. Byers Park, Toll Brothers at Lakeview, Emberly Mariposa and upper-tier homes at The Gathering all compete here.

$1M to $1.5M

Luxury townhomes at Lakeview and The Gathering dominate much of this band, with larger floor plans, elevators or rooftop living on select homes.

$1.5M+

Emberly Monarch and The Gathering single-family homes currently occupy this range. Verdant is also expected to compete in the estate segment once final pricing is fully released.

Looking ahead? Brookside Village in Alpharetta includes up to 75 permitted future townhomes and restaurants. No public sales release or verified prices have been established, so compare current move-in-ready homes below.

Quick Move-In Homes in Alpharetta

Empire’s Alpharetta page currently reports nine quick-delivery homes across Argosy, Pinecone and Fernleaf. NewHomeSource currently shows five quick move-ins at Pinecone. These are the most current Empire numbers I can independently corroborate.

Quick-move inventory gives buyers a real home, real lot, real finish package and actual delivery timing to compare. Recheck the individual home before relying on an inventory count because builder pages can change daily.

Alpharetta Builder Incentives: What to Verify

Empire Homes: the current Georgia Smart Move Sales Event advertises up to $30,000 in Financing Flex Cash on eligible completed and pre-sale homes. Quick-delivery contracts must be written by December 11, 2026 and new-home-plan contracts by December 31, 2026, or earlier if allocated funds are exhausted. Preferred-lender, borrower and property eligibility apply.

Empire separately continues to publish Rate Guarantee, free float-down, Base Price Guarantee and Showplace Selections up to $25,000 on eligible opportunities. Do not assume those programs stack with Smart Move unless the written terms for the exact home say they do.

Other Alpharetta builder incentives should be reverified on the exact home before contract. Compare APR, lender fees, purchase price, lot premium and outside-lender alternatives rather than relying on a headline rate or credit.

Why Location Matters More in Alpharetta Than the Builder Name

Alpharetta’s new communities sit in very different lifestyle zones. Lakeview and The Gathering trade heavily on proximity to Avalon, Downtown Alpharetta and Alpha Loop connectivity. Pinecone and Argosy sit farther east in the city. Verdant is oriented toward the Crabapple side of the market. Two homes with similar square footage can feel completely different depending on commute, walkability, retail access and the future development around them.

The North Point redevelopment is another major variable. The approved redevelopment plan, including the arena component, changes how buyers should think about the North Point corridor over time. Read the full breakdown here: North Point Mall redevelopment and NHL arena plan.

New Construction vs Resale in Alpharetta

New construction wins on lower immediate maintenance, modern layouts, energy standards and the ability to choose finishes on some homes. Resale can win on lot size, established neighborhoods, mature landscaping and price per square foot. In Alpharetta, the answer often comes down to whether the buyer values walkability and low-maintenance living enough to pay a premium for newer attached product.

The right comparison is never model home versus random resale. It is the exact quick move-in you are considering against the best resale alternatives available that same week.

Why Bring Your Own Agent Before You Visit a Builder?

The onsite sales team works for the builder. Builder registration policies vary, and many builders tie outside-agent representation to early registration or first contact. If you want independent representation, bring your agent in before you register or tour so you do not accidentally limit your options.

My job is to compare multiple builders against each other, compare the builder lender against outside financing, evaluate the lot and resale implications, review the contract, manage inspections and keep the decision anchored to the market rather than one sales presentation.
