The Big 5 Buyer Decisions
Before we look at a single house, you need clarity on these five things. Everything else flows from here.
1. Where Do You Actually Want to Live?
- Alpharetta — Tech corridor, walkable downtown, top-rated schools, $500K–$1.5M+. Fastest-appreciating city in North Atlanta.
- Roswell — Historic charm, Chattahoochee River, vibrant Canton Street, $400K–$1.2M. More character, more variety in price points.
- Johns Creek — Top school district in Georgia (Northview, Johns Creek HS), master-planned communities, $500K–$1M+. Family-first, excellent value for the schools.
- Milton — Horse country meets luxury estates. $600K–$3M+. Larger lots, more private, Crabapple Crossroads for walkability.
- Cumming / South Forsyth — Fastest-growing area in Georgia. More land, newer builds, newer schools. $400K–$900K. Best for buyers who want new construction and room to grow.
- Suwanee / Sugar Hill — Town center vibe, great parks. $350K–$750K. Underrated and underpriced relative to its quality of life.
- East Cobb — Marietta address, Cobb County schools (Wheeler, Pope, Walton). Established neighborhoods. $350K–$900K.
2. What’s Your Real Budget?
Not just what you’re pre-approved for — what you’re comfortable with. Budget 1–1.5% of purchase price annually for maintenance. Property tax runs roughly 1% of assessed value in most Fulton, Cherokee, and Forsyth County areas.
3. What’s Your Timeline?
Buying within 60 days? We need to move with urgency — good homes in North Atlanta don’t sit. Buying in 3–6 months? We can be more strategic and patient.
4. What Are Your Non-Negotiables?
School zone, yard size, commute time, bedrooms, garage, no HOA — every buyer has 2–3 hard lines. Everything else is preference. Know the difference before your first showing.
5. New Construction or Resale?
New construction gives you modern layouts, warranties, and customization. Resale gives you established neighborhoods, mature trees, and character. There’s no right answer — just the right one for you.
The Buying Process, Step by Step
- Get pre-approved — Before anything else. Know your number. Get your letter.
- Define your criteria — I build a Private Client Search tailored to your exact filters.
- Preview homes — I send you the ones worth seeing. We calibrate as we go.
- Tour strategically — 3–5 homes per outing, not 15. Quality over quantity.
- Make an offer — I’ll show you the comps, advise on price and terms, and write a competitive offer.
- Under contract — Inspection, due diligence, appraisal. I walk you through every step.
- Close — You get the keys. I don’t disappear after this part.
