MOST SPACE FOR THE MONEY

Wren Ridge. More than 5,200 square feet at $650K is the statistical outlier that makes me want to understand the house better.

ALPHARETTA SIZE PLAY

N Peak. If Alpharetta is the non-negotiable and space matters, 5,000+ square feet below $700K deserves a look.

LOWEST ENTRY POINT

Vedrines. This is where I’d start if the buyer wants Johns Creek but wants to keep the purchase price much closer to the mid-$500s.

LIFESTYLE / LOCATION TRADEOFF

Lake Top. This is the reminder that “best value” is not always the biggest house. For some buyers, Roswell plus Martin’s Landing is the reason to choose it.

The point: I would not buy any of these from the headline alone. The opportunity is identifying where price, space and location are creating something worth investigating, then doing the actual buyer work before writing an offer.
