MARKET BRIEF / NOVEMBER 4, 2026
A better deal starts with better information.
Builders are competing with price adjustments, temporary rate buydowns and closing credits. The offer with the biggest number is not automatically the best financial decision.
Our approach: compare actual monthly payments, APR, points, cash to close, location and resale strength before negotiating.
Research note: The November 4 builder-published offers are summarized below. Older October examples elsewhere on this page are historical until the individual home, lender terms and deadlines are reconfirmed. Skip to the request form ↓

HAVE CARY VERIFY MY ELIGIBLE HOMESNOVEMBER 4, 2026 | BUILDER-DIRECT OFFER CHECK
YEAR-END BUILDER DEALS. CHECK THE REAL TERMS.
Builders are pushing to move homes before December 31. These are live programs published on each builder’s own website as checked November 4, not blanket approvals or promises for every North Atlanta home. Prior October Red Tag and September Toll offers have ended and should not be used to quote a new buyer.
TOLL BROTHERS | 5.49% FIXED
Toll advertises a 5.49% 30-year fixed rate (5.76% APR) on select quick move-in homes. Contract on or after October 8, 2026 and close by January 8, 2027. Toll communities in the area include Emberly and Toll Brothers at Lakeview in Alpharetta, and Northbrooke, Jason’s Walk and Bridlefield in Cumming.
Limited availability on select homes. Primary residence only, minimum 10% down, loan amounts $250,000 to $832,750, FHA and VA not eligible. The published example assumes a 740 credit score. Not combinable with other offers.

PROVIDENCE GROUP | FLEX CASH
Providence publishes Flex Cash on select quick move-in homes that can go toward closing costs or a rate starting at 4.875% (6.782% APR) for the first five years on a 5/6 ARM through a preferred lender. Example: a move-in ready townhome at Ward’s Crossing in Johns Creek listed at $736,650 shows $40,000 in Flex Cash.
The 4.875% rate is an adjustable-rate loan, not a 30-year fixed. Flex Cash amounts and eligible uses vary by home, community and financing program.

EMPIRE HOMES | FLEX CASH
Empire’s Georgia Smart Move Sales Event advertises up to $30,000 in financing Flex Cash on eligible homes, and the site showed 51 Flex Cash opportunities remaining on November 4. Move-in ready Alpharetta homes at Argosy, Pinecone and Fernleaf were listed from $499,000. Quick-delivery contracts: through December 11, 2026. New-plan contracts: through December 31, 2026, or earlier if funds run out.
Preferred lender, property and borrower qualification apply. Confirm the eligible amount on the specific home and whether it can combine with any price reduction.

MERITAGE | NATIONAL SALES EVENT
At Hemingway in Cumming, priced from $471,990, Meritage advertises rates as low as 3.99% with a 2/1 buydown OR its lowest prices of the year. Buyers choose one, not both.
A 2/1 buydown is temporary: the rate is lowest in year one, steps up in year two and reaches the full note rate in year three. Compare the full-rate payment, not just the year-one payment. Deadlines and lender terms were not published on the community page.

TAYLOR MORRISON | THE HOME STRETCH
Taylor Morrison is advertising year-end “Home Stretch” savings, including at Wayt Farm in Cumming, priced from $854,990.
No dollar amount or deadline was published on the community page, and the fine print shown there still references an expired spring program. Get the current offer in writing for the specific home.

LENNAR | ENDS NOVEMBER 6
On select greater-Atlanta new homes, Lennar advertises up to $10,000 in closing costs plus an example 4.750% introductory FHA 5/1 adjustable-rate mortgage (6.578% APR). It is fixed for five years and may change starting year six. It is not a permanent 4.750% fixed-rate loan.
Eligible contract dates October 30 to November 6, 2026; closing by November 30, with Lennar Mortgage. The published example uses a $269,990 home and 3.5% down; it is not a quote for North Fulton luxury inventory.

What Are the Main Types of Builder Incentives?
Rate Buydowns
A builder pays money to reduce the buyer’s mortgage rate, either temporarily or for the life of the loan. These can be extremely valuable when the builder has enough margin to subsidize financing, but the comparison must include APR, points, lender fees and the outside-market rate you could get without the incentive.
Closing-Cost Credits
The builder contributes toward allowable buyer closing costs. This can reduce the cash required at closing, but loan programs limit how much seller or builder contribution a buyer can actually use.
Price Reductions
A published price reduction is the cleanest incentive because it reduces the purchase price directly. Builders are usually more willing to cut finished or aging inventory than a to-be-built home’s base price because they do not want to reset the comparable for future sales.
Design and Upgrade Credits
These credits apply to finishes, appliances or design selections. They are real value only when the buyer would have purchased those upgrades anyway. A $25,000 design credit is not the same thing as $25,000 off the house.
Lot or Option Incentives
Occasionally a builder will reduce a lot premium or include structural options. These can be useful, but they are typically tied to specific homesites and are much less universal than financing or closing-cost offers.
Which Builder Incentive Is Usually Worth the Most?
There is no universal winner. A permanent rate reduction can be more valuable than a price cut for a financed buyer who keeps the loan for years. A price reduction can be stronger for a cash buyer or someone who expects to refinance quickly. A closing-cost credit can matter most to a buyer who wants to preserve cash.
The right comparison is total cost of ownership, not marketing value. I compare the purchase price, monthly payment, cash to close, APR, lender fees, future refinance assumptions and likely resale position before calling one offer better than another.
If two builders are competing for the same buyer, I also compare the actual home. Saving $30,000 on the wrong floor plan, weak lot or inferior location is not a win.
Why Quick Move-In Homes Usually Have the Best Incentives
A quick move-in home has already been started by the builder. Once construction is complete, the builder is carrying taxes, financing, maintenance and inventory risk every month the home sits unsold. That creates a very different negotiating environment from a buyer asking the builder to start a brand-new home.
That is why the strongest published price reductions and financing programs often cluster around completed or nearly completed homes. The builder may protect the community’s base price while giving more value on one specific piece of standing inventory.
See the live Quick Move-In Homes in North Atlanta guide for current move-in ready, ready-soon and under-construction inventory across Alpharetta, Cumming/Forsyth, Johns Creek and Roswell.
Where Are Builder Incentives Strongest in North Atlanta?
Cumming and Forsyth County: currently the strongest market for broad builder competition, price reductions, quick move-ins and financing offers. See the Cumming and Forsyth new construction guide.
Alpharetta: meaningful incentives appear around standing townhome inventory and builder-specific financing programs. See the Alpharetta new construction guide.
Roswell: fewer builders means fewer promotions, but Beazer’s current up-to-$15,000 closing-cost offer on select homes at The Groves at Myrtle is a legitimate current example. See the Roswell new construction guide.
Johns Creek: scarcity limits the need for broad discounting. The opportunity is usually timing and early access rather than a giant incentive. See the Johns Creek new construction guide.
Milton: primarily custom and semi-custom. Builder incentive shopping is less relevant than land feasibility, allowances, construction terms and total project budget. See the Milton new construction guide.
How to Compare a Builder Lender Against Your Own Lender
Do not compare rate alone. Ask both lenders for the same loan structure, then compare interest rate, APR, points, origination fees, lender credits, mortgage insurance if applicable, total cash to close and the cost of any temporary or permanent buydown.
A builder-affiliated lender may be able to subsidize a rate far below the open market because the builder is contributing money behind the scenes. That can be an excellent deal. It can also be less valuable than it looks if fees are materially higher or the offer requires a specific loan structure that does not fit your plans.
The goal is not to avoid the builder lender. The goal is to make the builder lender prove it is the better deal.
Builder Incentive Red Flags
- The headline has no expiration date or home eligibility. Confirm the exact home and contract deadline.
- The rate is quoted without APR. A low rate can still carry meaningful points or fees.
- The credit is larger than your loan allows you to use. Unused seller credits do not automatically become cash back.
- The builder says the price was reduced, but you do not know from what. Compare against current base pricing and the home’s actual market competition.
- The incentive only works through one lender. Get an outside quote so you can value the subsidy correctly.
- You are making the decision because of the incentive instead of the home. Incentives expire. The location, lot, floor plan and resale position stay with you.
Why Bring Your Own Agent Before You Register?
The onsite sales team works within the builder’s sales process. Builder registration policies vary, and outside-agent representation can depend on early registration or first contact. If you want independent representation, involve your agent before your first visit or online registration.
My job is to compare builders against each other, compare the builder lender against outside financing, evaluate the actual home and lot, read the contract, coordinate inspections and make sure the incentive is improving the deal rather than distracting from a weak one.
Builder incentives are one piece of the purchase. The house still has to make sense.
North Atlanta Builder Incentives FAQ
What is Empire Homes offering right now?
As of October 7, 2026, Empire’s Georgia Smart Move Sales Event advertises up to $30,000 in Financing Flex Cash on eligible homes, subject to preferred-lender, borrower, property and deadline requirements.
Can Empire’s $30,000 Smart Move offer stack with Showplace Selections?
Do not assume it can. Empire separately publishes Showplace Selections, Rate Guarantee and Base Price Guarantee programs, but the exact written terms on the specific home control whether programs can be combined.
Do builders really offer lower mortgage rates?
Yes. Builders can subsidize financing through preferred or affiliated lenders. Compare rate, APR, points, fees, credits and cash to close against an outside lender before deciding what the incentive is worth.
Are quick move-in homes more negotiable?
Often, but not automatically. Completed inventory costs the builder money to carry, which can create more motivation than an unstarted home. The specific lot, inventory age and community sales pace still matter.
How often do builder incentives change?
Frequently. Offers can change by home, contract date, lender, inventory level and buyer qualification. Reverify the exact opportunity before contract.
Custom build instead of production builder? Incentive shopping works differently when the builder is pricing a one-off estate or build-on-your-land project. See Custom Home Builders in North Atlanta for builder models, land feasibility, allowances, site work and construction-budget risk.
Builder incentive or resale negotiation? Compare the total deal, not just the headline rate or credit, in New Construction vs Resale in North Atlanta.
