As of October 7, 2026, Empire’s Georgia site publicly lists six North Atlanta communities across Alpharetta, Cumming and Johns Creek: Argosy, Pinecone, Fernleaf, Heirloom, Cloverhill and Tableau at Medley.

Current builder-direct starting points are Argosy from $523,606, Pinecone from $624,900, Fernleaf from $600,000, Heirloom from $695,645, Cloverhill from $400,000 and Tableau at Medley from $700,000. Those figures are starting prices, not promises that a specific home is available at that number.

Argosy

Empire currently lists Argosy townhomes from $523,606, with homes roughly 1,500 to 1,820 square feet. It remains one of the more attainable larger-builder entry points inside Alpharetta.

Pinecone

Pinecone is detached single-family new construction from $624,900. Empire currently publishes the Clementine from $624,900 and Emaline from $676,800. NewHomeSource currently shows five quick move-ins and two floor plans.

Fernleaf

Fernleaf now has public builder pricing from $600,000 and a published size range of roughly 1,820 to 2,571 square feet. That moves it beyond the earlier unpriced-pipeline stage. Buyers should now watch exact release inventory, homesites, lot premiums and whether Smart Move or other Empire programs apply to a specific contract.

Empire Homes in Cumming: Heirloom + Cloverhill

Heirloom

Heirloom is actively selling single-family homes from $695,645. Empire currently describes the community as more than 50% sold through Phase Two, with homes roughly 2,760 to 3,600 square feet. NewHomeSource currently shows three quick move-ins.

Cloverhill at Cumming City Center

Cloverhill is now publicly listed by Empire from $400,000 for single-family homes and townhomes ranging roughly 1,490 to 2,571 square feet. This is the newer Empire/Toll Brothers opportunity beside Cumming City Center, with a very different walkability and product story from Heirloom.

Tableau at Medley in Johns Creek

Empire now publicly lists Tableau at Medley townhomes from $700,000, with a published size range of roughly 1,939 to 2,794 square feet. Empire’s Johns Creek page currently shows one community, zero quick-delivery homes and zero released new-home plans.

That means Tableau is a priced early-access story, not a quick-move-in story. The buyer questions are release timing, exact homesite pricing, HOA structure, parking, walkability, applicable Empire programs and how the Medley premium compares with Ward’s Crossing, Alpharetta townhomes and nearby resale.

Current Empire Homes Incentives

Empire’s current Georgia promotion is the Smart Move Sales Event, which advertises up to $30,000 in Financing Flex Cash on eligible homes. For qualifying quick-delivery homes, the contract deadline is December 11, 2026. For qualifying new-home plans, the contract deadline is December 31, 2026, or earlier if the allocated promotional funds are exhausted.

The Smart Move offer requires buyer qualification, an eligible property and use of an Empire preferred lender. The exact amount and permitted use of the incentive can vary by home, loan and buyer, so I would verify the written terms on the specific property before treating the full $30,000 as available.

Showplace Selections: Up to $25,000

Empire also continues to publish a Showplace Selections program offering up to $25,000 on eligible opportunities. This is design-selection value, not automatically a $25,000 reduction in purchase price. It is most valuable when the buyer planned to make those selections anyway.

Rate Guarantee + Float-Down

Empire’s published Rate Guarantee program is designed to protect qualified buyers from rate increases during the construction period, with a free float-down feature when program terms are met. The actual value depends on the lender, loan program, lock period, buyer qualification, fees and the outside-market financing available at the same time.

Base Price Guarantee

Empire’s Base Price Guarantee is primarily a construction-period certainty tool. It can protect an eligible buyer from later increases to the builder’s base price after contract, subject to the program terms. Buyers still need to understand lot premiums, design selections, structural options, change orders and other costs that may sit outside the guaranteed base price.

What Empire Told Me Directly About Pinecone

On September 28, Empire’s Pinecone sales team told me qualified buyers could receive up to $25,000 toward closing costs and/or an interest-rate buydown on fully designed quick move-in homes, or toward design selections on pre-sale opportunities. That was first-party builder information at the time. The newer Smart Move Sales Event is now the stronger current public offer, so I would use the current written program for today’s comparison rather than assume the earlier Pinecone terms still control.

Do not assume these programs stack. Smart Move, Showplace Selections, rate protection, base-price protection and community-specific offers can have separate eligibility rules. Before writing an offer, verify the exact incentive package, preferred-lender requirement, expiration date, APR, lender fees and whether multiple programs can be combined on that specific home.

Empire Quick-Delivery Homes

Empire’s Georgia site currently reports 39 quick-delivery homes statewide. In North Atlanta, Pinecone and Heirloom are the clearest independently corroborated quick-move lanes: NewHomeSource currently shows five quick move-ins at Pinecone and three at Heirloom.

Empire’s Johns Creek page currently shows zero quick-delivery homes at Tableau. Do not treat a starting price or interest-list community as standing inventory unless a specific home is actually released.

What I Would Compare Before Buying Empire Homes

  • The exact Empire home against other Empire inventory.
  • The Empire community against competing builders in the same price band.
  • Builder lender terms against outside financing, including APR and fees.
  • Lot premium, slope, privacy, road exposure and future phase position.
  • HOA dues, amenities and long-term recurring costs.
  • What is included versus a design upgrade.
  • Construction status and realistic delivery date.
  • Independent inspection strategy based on build stage.
  • Resale competition from future builder inventory.
  • Established resale alternatives in the same school, commute and lifestyle zone.

Empire Homes vs Toll Brothers, Providence and Pulte

Against Toll Brothers: Empire currently offers lower entry points in Alpharetta and now participates with Toll Brothers in the broader Cloverhill story at Cumming City Center. Toll still has the deeper luxury quick-move footprint in North Atlanta.

Against The Providence Group: Empire and Providence overlap most directly in attached product and buyer price bands around Alpharetta and Johns Creek. Tableau is now publicly priced from $700,000, but Empire’s Johns Creek page still shows no quick-delivery homes, so Ward’s Crossing remains the more immediate inventory comparison.

Against Pulte: Forsyth is the cleanest comparison market. Heirloom competes as a narrower detached-home lane while Pulte carries broader production inventory.

There is no universal winner. Compare the exact home, lot, financing, incentive, timing and resale position.

Empire Homes vs Resale

Empire can win on newer systems, modern layouts, current design, warranty coverage and builder financing support. Resale can win on lot maturity, finished basements, landscaping, pools, established neighborhoods and total post-closing cost.

That comparison is especially important at Pinecone and Heirloom because buyers have significant resale alternatives in the same price bands. A builder incentive should improve an already-good home decision, not become the reason you ignore a better resale property.

Builder registration policies vary. If you want independent representation, involve your agent before your first visit, online registration or sales-center contact instead of assuming representation can be added later.
