A permanent tracker for the North Point Mall redevelopment, the proposed sports and entertainment district, the NHL contingency and the next planning and construction milestones.
BBDN VERIFIED UPDATE | OCTOBER 23, 2026
Fulton County backs North Point NHL arena tax deal, with a $192.42 million ceiling
Two local votes moved the proposed North Point sports and entertainment district forward. Alpharetta City Council approved the intergovernmental tax allocation agreement on Monday, October 19. The Fulton County Board of Commissioners approved county participation on Wednesday, October 21, by a 6-0 vote. That is a financing milestone, not an NHL franchise award or construction approval.
$192.42M is not a check. The county’s commitment has a ceiling of approximately $192.42 million in future county property-tax increment generated within Tax Allocation District No. 3. Under the agreement, the county increment is directed to eligible redevelopment costs around the North Point Mall project, not unrestricted spending across the district. The mechanism uses future growth in taxable value above an established base; it does not itself announce a new tax-rate increase.
The NHL condition is decisive: County participation depends on securing an NHL franchise and related contractual protections. Without a franchise, the contemplated arena financing cannot proceed under this agreement. Detailed design, permits, an approved financing execution plan and actual construction remain separate hurdles.
Alpharetta vs. South Forsyth: two competing proposals
| North Point, Alpharetta | The Gathering, South Forsyth |
|---|---|
| Proposed arena of about 20,000 seats | Proposed arena of about 18,500 seats |
| County tax-increment participation capped at about $192.42M, approved October 21 | County commitment of $225M in net funding under a franchise-contingent agreement |
| North Point Mall redevelopment and surrounding mixed-use district | The Gathering entertainment and mixed-use district |
| No NHL franchise awarded | No NHL franchise awarded |
Important: These two figures use different financing structures and are not directly interchangeable. Neither site has secured an NHL franchise. See BBDN’s separate Gathering tracker.
What happens next?

Quick answers
Has Atlanta been awarded an NHL team? No. As of October 23, 2026, neither Alpharetta nor Forsyth has secured an NHL franchise.
Is Fulton County writing a $192 million check? No. The agreement involves a capped share of future property-tax growth, subject to project and franchise conditions.
Is the arena under construction? No. A local tax agreement is not a construction start or proof that an arena will be built.

Current status
- Alpharetta approved the land-use framework in August 2026. BBDN reported a 4-3 City Council vote advancing the redevelopment.
- The approval does not equal an NHL franchise award. No NHL team has been awarded to Alpharetta.
- The redevelopment remains highly contingent on the NHL component. Major portions of the mixed-use program are tied to securing a franchise within the approved window.
- Detailed planning, engineering, infrastructure and permitting remain ahead.
What is proposed
The North Point vision replaces the traditional regional-mall model with a dense mixed-use sports and entertainment district. Applicant materials reviewed by BBDN have included a proposed NHL-ready arena surrounded by housing, hotels, offices, restaurants, retail, entertainment venues and public spaces.
| Site | Nearly 99 acres |
| Proposed arena | Approx. 20,000 seats |
| Rental housing | Up to 1,385 units in the approved framework |
| Office | Approx. 750,000 sq. ft. in applicant materials |
| Retail + dining | Hundreds of thousands of square feet in the broader vision |
| Other proposed uses | Hotels, music/performance venue, community rink, parks, plazas and trails |
Confirmed now vs. still contingent
Confirmed / documented
- City approval of the redevelopment land-use framework in August 2026
- Nearly 99-acre North Point property
- Jamestown redevelopment proposal and public planning process
- North Point’s long-standing role as an Alpharetta activity center
- Future detailed planning, engineering and permitting still required
Still proposed / contingent

- Final phasing and construction schedule
- Final tenant and hospitality lineup
- Full delivery of housing, office and other mixed-use components
The NHL contingency
The most important distinction in the North Point story is that local entitlement and league approval are separate milestones. Alpharetta can approve what the property may become, but the NHL controls whether a franchise is awarded. BBDN’s August 2026 reporting identified an August 24, 2031 deadline tied to the NHL commitment in the approved conditions.

Buying or selling around North Point?
The key real-estate questions are practical: future traffic, access, walkability, construction disruption, nearby retail and how the district changes the way buyers compare this part of Alpharetta with Downtown Alpharetta, Avalon and other North Fulton locations.
How North Point compares with Avalon
Avalon is the most useful local benchmark for understanding the scale of North Point’s mixed-use ambition. Avalon is an established 86-acre district combining retail, office, housing, hospitality and public space. North Point’s approved framework covers nearly 99 acres and adds the much larger sports-and-entertainment component, but most of that vision is still proposed or contingent.
Use the main Avalon Alpharetta guide as the benchmark for what a mature live-work-play district looks like today.
