The current approved plan still shows 19 homes

The most important new document is the subdivision-development plan approved by the City of Johns Creek on April 15, 2025. The approved plan still shows 19 numbered residential lots, confirming that the development has not reverted to the denser 26-home concept proposed years earlier.

This project actually started with a 26-home proposal

The history is what makes this site more interesting than a typical small subdivision.

In 2015, a predecessor proposal sought to develop the property with 26 detached homes. That version did not move forward. A revised plan returned in 2016 with a lower density, and Johns Creek ultimately approved 19 detached single-family homes under zoning case RZ-16-003 and its related variance.

So the timeline looks like this:

  • 2015: 26-home proposal
  • 2016: revised 19-home subdivision approved
  • 2024: active land-disturbance review begins under LDP-24-0015
  • 2025: subdivision-development plans and Fulton County water/sewer plans approved
  • 2026: grading and utility work are now visibly advanced at the site

The infrastructure approvals are now in place

Fulton County’s approved water and sanitary sewer plan is another important piece of the puzzle. It shows the same 19-lot subdivision layout, the internal road network, detention and bio-retention facilities, and utility infrastructure serving the homesites. The plan carries an approval dated April 15, 2025.

And the site now looks very different

This is no longer just a zoning story. Recent site observations indicate that grading appears largely complete, and white sewer pipe or utility stub-outs are visible at individual homesites. The overhead satellite image also shows substantial land disturbance across the property.

That does not mean the houses themselves are under vertical construction yet. I have not verified individual home building permits, foundation permits, or a first-home start date. But the combination of approved development plans, approved sewer and water plans, visible grading, and lot-level utility work strongly indicates that the project is now in active site-development and infrastructure work.

Why did it take so long?

The land-development review was extensive. The City’s records show comments involving lot dimensions, setbacks, tree replacement, stormwater, sidewalks, right-of-way dedication, the entrance design, mail-kiosk placement, water and sewer approvals, and work near the Roswell city limits.

By late 2024, several issues were still being worked through. A February 2025 review shows Planning & Zoning and GIS approved while other departments still required resubmittal. The later April 2025 approved plan set is the clearest evidence that the project continued advancing through those reviews.

There is supposed to be a village green

One detail buried in the review record is worth noting. The zoning conditions required a village green/common open-space area with an amenity feature. Early versions placed that open space too close to detention infrastructure, and the City required it to be outside the detention pond, easements and required buffers. Later review records show that issue as resolved.

Buffers are required along neighboring subdivisions

The City’s review documents also address buffering along portions of the property adjoining the Saint Clair and Mayfair subdivisions. Requirements included an undisturbed buffer in portions of the site and additional evergreen planting in other areas. Landscaping and tree-replacement requirements were a significant part of the review process.

What happens at the Nesbit Ferry Road entrance?

The approved engineering package also includes roadway and entrance improvements along Nesbit Ferry Road. The City’s review addressed right-of-way dedication, sidewalks, crosswalks, turning movements, striping and the connection between the internal pedestrian network and the wider path along Nesbit Ferry.

What we still do not know

The approved development package tells us what is being built at the site, but it does not answer every buyer-facing question yet.

  • Final homebuilder and sales team
  • Individual home plans and architectural designs
  • Expected square footage
  • Expected pricing
  • Sales or reservation timing
  • Vertical-construction start dates
  • First-home completion dates

I’ll update this story as those pieces become verifiable.
