7 Homes Proposed at 5700 Abbotts Bridge Road, but Johns Creek Once Flagged the Site for Stream Restoration

A new seven-home rezoning proposal on Abbotts Bridge Road has an unusual backstory. Years before the current application was filed, Johns Creek identified the same property for a potential $6.4 million stream-restoration project that contemplated acquiring the land.

JOHNS CREEK, GA. A roughly four-acre property along Abbotts Bridge Road could become a seven-home residential community if a newly filed rezoning request ultimately receives approval.

But this is not just another small infill development.

The property at 5700 Abbotts Bridge Road was previously identified by the City of Johns Creek for an entirely different potential use: a major stream-restoration project that contemplated acquiring the property and restoring approximately 3,000 linear feet of stream.

Now the same land is moving through the city’s rezoning process for residential development.

What is proposed at 5700 Abbotts Bridge Road?

The current land-use case is RZ-26-0003.

The property owner, Aztec Eagle Properties LLC, is seeking to rezone approximately 4.02 acres from AG-1 Agricultural District to R-4 Single-Family Dwelling District.

  • Seven single-family lots
  • A proposed density of about 1.74 lots per acre
  • A new public cul-de-sac
  • A 40-foot landscape buffer along Abbotts Bridge Road
  • A detention pond
  • Common-area space
  • A raised boardwalk with a gazebo
  • Internal sidewalks and connections to the existing pedestrian network

The individual proposed lots range from roughly 10,468 to 14,769 square feet.

Johns Creek previously identified this exact property for stream restoration

Years before the current residential rezoning, the Johns Creek Watershed Master Plan identified this property as Site No. 25, Abbotts Bridge Stream Restoration.

The City’s project fact sheet identifies the location as undeveloped property at Abbotts Bridge Road and Donnington Drive and proposes acquiring the property at 5700 Abbotts Bridge Road, restoring about 3,000 linear feet of stream, realigning portions of the stream to restore more natural meanders, removing an existing private culvert crossing and installing riparian plantings.

Was Johns Creek actually planning to spend $6.4 million here?

The Watershed Master Plan gives the potential Abbotts Bridge Stream Restoration project a planning-level cost estimate of about $6.403 million.

That does not mean Johns Creek approved a $6.4 million project or appropriated that money.

The same project sheet gives Site No. 25 a zero under “Integrated with Existing CIP.” The plan also explains that stormwater projects can move up or down the priority list based on funding, public safety, development and other changing circumstances.

Johns Creek identified 5700 Abbotts Bridge Road as a recommended stream-restoration opportunity and contemplated acquiring it, but BBDN has not found evidence that the City funded the acquisition or moved forward with purchasing the property.

The current site plan confirms wetlands and stream buffers

The environmental conditions are not merely an issue from an old watershed study. They also appear directly on the current 2026 development plan.

  • About 23,023 square feet of wetlands
  • About 16,099 square feet of 50-foot stream buffer
  • About 1.43 acres, or 35.6% of the overall property, as unbuildable lot area under the plan’s calculations

The plan also identifies a potential right-of-way encroachment into wetlands of up to about 2,500 square feet. Next to that encroachment, the plan states that a Nationwide Permit will be required.

That does not mean the development cannot proceed. It does mean the property’s wetlands, stream buffer and permitting requirements are a material part of how the site can be developed.

What happened at the Sept. 3 meeting?

Johns Creek held a Public Participation Meeting on Sept. 3, 2026 at City Hall. The official agenda lists RZ-26-0003 | 5700 Abbotts Bridge Road, followed by an applicant presentation and public question-and-answer period.

That meeting did not approve the rezoning. It was an early public-review step.

What happens next?

Under Johns Creek’s published 2026 rezoning calendar, an Aug. 4 submission is currently scheduled for a Planning Commission public hearing on Nov. 4, 2026, followed by a Mayor and City Council public hearing on Nov. 16, 2026.

Those dates should be reverified before the hearings because the City notes that elections, holidays and other public-meeting changes can affect the schedule.

Why BBDN is watching this one

Seven houses on four acres would not normally rank among North Fulton’s largest development stories.

The history of the site changes that.

Johns Creek’s own watershed planning previously envisioned acquiring this property and restoring thousands of feet of stream. Now a private owner is proposing seven homes on the same land, and the current plan itself still shows substantial wetlands, stream buffers and a federal permitting issue.

None of that means the subdivision will be denied. And it does not mean the City abandoned a funded $6.4 million project, because the documents do not establish that such funding or acquisition ever occurred.

What it does mean is that RZ-26-0003 is more complicated than a typical seven-home rezoning.

BBDN will be watching how Johns Creek staff evaluates the overlap with the previous watershed recommendation, whether environmental permitting changes the plan, what conditions may be attached to the rezoning and ultimately whether Johns Creek approves seven homes at 5700 Abbotts Bridge Road.
