Important: Georgia property tax is not one single rate. Your bill can combine county government, school district, city and special-service or bond millage, then exemptions are applied. The tables below separate those pieces so you do not accidentally compare unlike numbers.

As of October 6, 2026, the Georgia Department of Revenue still lists 2025 as its current complete statewide millage file. That is why the full 11-county and 76-city comparison below uses the 2025 DOR baseline, while the top section separately shows verified 2026 changes and proposals as they become available.

REAL-WORLD EXAMPLE

Fulton Schools example

$425,000 homestead property → approximately $91 more under the district’s official example compared with the 2026 rollback rate. FCS says the tentative 18.080 rate is 0.541 mills above the rollback rate of 17.539.

How to read a millage rate

Georgia generally assesses property at 40% of fair market value. One mill equals $1 of tax for each $1,000 of assessed value. A simple pre-exemption estimate is: fair market value × 40% × mills ÷ 1,000. Your actual bill can be lower or different because of homestead, floating, senior and other exemptions, plus service-district boundaries.

Do not use a city millage by itself to compare total property taxes. A city rate is only one piece of the bill.

Metro Atlanta county and school millage baseline

This table uses the 2025 Georgia DOR digest as the latest complete metro-wide baseline. “County government” is the base county levy shown in the DOR file; special districts can add millage. School totals include bond millage where the DOR lists it.

What this means for buyers and homeowners

  • Same price does not mean same tax bill. Two $600,000 homes in different cities or school districts can carry materially different annual property taxes.
  • Millage alone is not the whole affordability picture. Exemptions and assessed value matter just as much.
  • A “tax increase” notice can be about the rollback rate even when the headline millage is unchanged. Fulton County adopted the same 8.870-mill nominal general-fund rate on October 7, although its rollback-rate notice still described a tax increase.
  • Fulton Schools is different. The district is proposing a higher stated rate, from the current 17.080 to 18.080 mills, while the legal increase notice compares 18.080 with a 17.539 rollback rate.

Sources and methodology

Primary baseline: Georgia Department of Revenue Property Tax Millage Rates and the 2025 Georgia County Ad Valorem Tax Digest Millage Rates.

Metro definition: Atlanta Regional Commission, which defines the 11-county Atlanta region as Cherokee, Clayton, Cobb, DeKalb, Douglas, Fayette, Forsyth, Fulton, Gwinnett, Henry and Rockdale counties, plus the City of Atlanta.

2026 updates: Fulton County Schools, Fulton County, City of Roswell, City of Alpharetta, and Gwinnett County.

City-specific cross-checks are used where the DOR table does not reflect an additional city levy. For example, Atlanta’s official tax guide lists an 11.370-mill city total including the parks levy, while the DOR municipal row shows operating + bond components. Always verify a parcel with the applicable county tax commissioner before making a purchase, appeal or budgeting decision.

BBDN will keep updating this tracker

The 2026 tax-rate cycle is still moving in several jurisdictions. This page is designed to be updated as final millage rates are adopted, not frozen as a one-day article.

Educational information only. Millage rates, assessed values, exemptions, service districts and final tax bills can change. Verify the exact parcel and current taxing jurisdictions before relying on an estimate.

Property Tax Intelligence: County and city guides

County government, schools, cities and special districts can adopt distinct rates. These permanent local pages link together so homeowners can start with their county, then check the city and school components that actually apply to their parcel.

Frequently asked questions

Why do I pay county, school and city property taxes?

Each taxing authority sets its own levy. The city rate applies only when the legal parcel lies inside the municipal boundaries, while school districts and county governments have separate obligations.

Why does a government say taxes increased if the rate stayed flat?

Georgia rollback-rate notices compare proposed revenue with a benchmark adjusted for reassessments. The nominal millage can remain steady even when the adopted rate exceeds the rollback.

How much is one mill?

One mill is $1 per $1,000 of taxable assessed value. Georgia residential assessments generally start at 40% of fair market value before applicable exemptions.

Are tax rates and actual tax bills the same thing?

No. Final bills depend on taxable values, eligibility for exemptions, each applicable tax jurisdiction, and any service-district or bond levies.

What is the best way to check my property tax?

Use the county assessor to confirm parcel valuation and exemptions, then use official city and county tax-billing portals for payable amounts.

Is a mailing city the same as a property-tax district?

No. ZIP codes and mail destinations do not always follow city boundaries. Verify the legal parcel and taxing district.

More property tax questions homeowners ask

How do I calculate property taxes on an Atlanta-area home?

Start with the parcel’s taxable assessed value, which in Georgia generally begins at 40% of fair market value before applicable exemptions. Multiply the taxable value by each applicable millage rate and divide by 1,000. County, school, city, bond and special-district rates can differ by parcel. An example is not a substitute for the parcel’s actual bill.

Why did my mortgage escrow payment increase after a tax reassessment?

Your lender may adjust escrow when the expected property-tax bill changes, or to recover an escrow shortage. Check the tax bill, your annual escrow analysis, exemptions and parcel assessment before assuming a city voted to raise its rate.

Does an Atlanta address mean my school tax goes to Atlanta Public Schools?

Not always. Taxing jurisdiction depends on the property’s legal location and school district, not the postal city alone. Confirm whether the parcel falls in Atlanta Public Schools, Fulton County Schools or another applicable district using county property records.

When should I apply for a Georgia homestead exemption?

Georgia’s standard deadline for current-year homestead relief is April 1, although specific local rules and special 2026 extensions may apply. For Fulton parcels, the Board of Assessors says qualified 2026 applicants could also apply within their assessment-appeal window. Verify directly before relying on a deadline.
