Alpharetta New Construction at $523K: Is Argosy One of the Better Buyer Opportunities Right Now?

New construction in Alpharetta for a little over $523,000 immediately gets my attention. But the price is only part of the story. The bigger question is what that number buys you in this specific part of Alpharetta.

Empire Homes is currently advertising 444 Argosy Circle in its Argosy community at $523,606. The Lindsey A plan includes 3 bedrooms, 3 bathrooms, approximately 1,500 square feet and a 2-car garage. Empire currently places the home in its quick-delivery inventory and labels it “Move-in Ready.”

What $523,606 currently buys at Argosy

  • Address: 444 Argosy Circle, Alpharetta, GA
  • Builder: Empire Homes
  • Community: Argosy
  • Floor plan: Lindsey A
  • Price: $523,606
  • Bedrooms: 3
  • Bathrooms: 3
  • Size: Approximately 1,500 sq. ft.
  • Garage: 2-car

The Lindsey layout spreads living space across multiple levels. Empire describes a lower-level bedroom and full bath, an open-concept kitchen and family-room level, and a top floor with the primary suite plus another bedroom and bath.

That configuration could be useful for a buyer who wants a separate guest space, roommate setup or home-office flexibility without moving into a much larger home.

Why the location is a big part of the value

Argosy’s location is one of the main reasons this particular price point stands out.

Empire describes the community as nestled around Windward Park and highlights its proximity to Avalon, Halcyon and the Big Creek Greenway. In practical terms, that puts buyers near some of Alpharetta’s strongest shopping, dining, recreation and employment corridors without pushing them far outside the city.

Empire also points to Alpharetta’s position as a major technology and employment center, citing more than 700 technology companies in the city. That helps explain why access to the Windward area, GA-400 corridor and the broader Alpharetta job base matters to many buyers.

For a buyer considering Argosy, the appeal is the combination of new construction, Alpharetta location, nearby employment, shopping, dining and recreation rather than square footage alone.

Empire lists Alpharetta High School approximately 1 mile away, Webb Bridge Middle approximately 3 miles away and New Prospect Elementary approximately 3.3 miles away. School assignments and attendance zones can change, so buyers should independently verify current zoning with Fulton County Schools.

This is not just a price-per-square-foot decision

A buyer can probably find more square footage for roughly $523,000 somewhere else in Metro Atlanta.

The better question is whether the buyer values location, new construction, lower-maintenance living and proximity to Alpharetta’s major lifestyle and employment destinations enough to trade some square footage for those advantages.

For some buyers, 1,500 square feet will simply feel too small. For others, especially professionals, first-time move-up buyers, downsizers or buyers who prioritize location over a large yard, the tradeoff may make a lot of sense.

What is Argosy?

Argosy is an Empire Homes townhome community in Alpharetta. Empire currently advertises the community from the $500s, with homes ranging from approximately 1,500 to 1,820 square feet, 3 to 4 bedrooms and 3 to 3.5 bathrooms.

The community includes an open-air pavilion and pool, along with landscaped green spaces.

Empire currently shows several quick-delivery Argosy homes, including larger four-bedroom Clementine plans priced into the $600s. That is useful because a buyer can compare different layouts and price points inside the same community instead of evaluating 444 Argosy Circle in isolation.

There is also a current builder incentive

Empire is currently advertising up to $10,000 in Showplace Selections for qualified buyers who use a preferred lender.

That can add value, but buyers should understand exactly what the incentive covers before treating $10,000 in selections the same way they would treat a $10,000 price reduction or $10,000 toward closing costs. Those are not automatically equivalent.

Empire states that eligibility requires a preferred lender and that prices, sizes, specifications, incentives and availability are subject to change.

So is 444 Argosy Circle actually a good deal?

It is interesting enough that I would put it on an Alpharetta buyer’s comparison list.

The strongest part of the opportunity is not simply that it is new construction. It is the combination of Alpharetta + low-$500s pricing + 3 bedrooms + 3 full bathrooms + a 2-car garage + access to the Windward/Avalon/Halcyon side of the market.

But I would still compare it against other Argosy inventory, nearby resale townhomes, competing Alpharetta new construction and even detached-home opportunities if the buyer can stretch the budget.

That comparison also needs to include HOA costs, financing incentives, taxes, insurance, builder options and the buyer’s actual monthly payment. The cheapest advertised purchase price does not automatically equal the best overall value.

My buyer take

At $523,606, 444 Argosy Circle is the kind of property buyers can miss when they assume new construction in Alpharetta automatically means $700,000, $800,000 or more.

I would not tell someone to buy it simply because the number looks attractive.

I would tell an Alpharetta buyer shopping in the $500,000s that it deserves a look and a comparison against the best alternatives available right now.
