Cumming is one of the biggest growth stories in the North Atlanta buyer conversation.

Buyers come here for Forsyth County schools, newer homes, more space, Lake Lanier access, lower property tax appeal compared with some nearby areas, and the ability to get more house than they may find in Alpharetta, Milton, or Johns Creek.

But growth is a double-edged sword.

Cumming can be a great move, especially for buyers who want newer construction, modern floor plans, community amenities, and access to GA-400. It can also be frustrating if buyers underestimate traffic, school crowding, construction, road projects, and how different one pocket of Cumming is from another.

The Cumming buyer needs to understand the difference between South Forsyth, West Forsyth, Central Forsyth, North Forsyth, and lake-area properties. These are not the same markets.

South Forsyth often competes directly with Alpharetta and Johns Creek. West Forsyth attracts buyers looking for newer communities and strong suburban family appeal. North Forsyth has more growth runway and new development activity. Lake Lanier homes are their own conversation entirely.

New construction is a major part of the Cumming story. Realtor.com was showing hundreds of new-construction listings in Forsyth County in 2026, with a median listing price around $650,000 for new construction. That tells you what buyers already know: builders are active because demand is real.

But the model home is not the neighborhood. The base price is not the real price. The commute is not the brochure.

Cumming is a smart market when buyers understand exactly which part of Forsyth County fits their life.

It is a mistake when they just chase square footage.
