The short version: SDP Acquisitions, LLC is pursuing Forsyth County rezoning application ZA4300 for a 281,000-square-foot warehouse across approximately 25.797 acres near Old Alpharetta Road and Meadow Lane in south Forsyth County. The October 15 county meeting was postponed to November 19, 2026; the rezoning has not received final approval. Read the county agenda record and the postponement summary.

PROJECT AT A GLANCE

281,000 sq. ft. proposed warehouse   |   25.797 acres   |   221 car spaces   |   42 semi-trailer spaces   |   ZA4300

Where exactly is the proposed warehouse?

The application covers properties addressed approximately 690–760 Old Alpharetta Road and portions of properties on Meadow Lane. Use 690 Old Alpharetta Road, Alpharetta, GA 30005 as a map reference point, not as the full 25.8-acre boundary. The project is in Forsyth County, despite the Alpharetta postal designation.

Will this make traffic worse?

The application requests 42 semi-tractor trailer spaces, but that is not a forecast of truck trips per day. A case-specific traffic-impact study, driveway turning analysis, truck routes and operating hours would be needed to estimate congestion accurately. Residents have raised concerns about truck activity, noise and compatibility with nearby residential properties.

The October 15 case preview reports that county staff recommended no driveway access to Old Alpharetta Road, which staff described as mostly residential, and indicated access should instead travel through the industrial park toward Meadow Lane. That recommendation is not proof of a final approved truck route. See the staff-report analysis and page references.

The $618,000 intersection recommendation

Forsyth County’s July 23, 2024 Comprehensive Transportation Plan Recommendations Report identifies RI_037: Old Alpharetta Road at Meadow Lane for sight-distance improvements, estimated at $618,000 in 2024 dollars. The listing is on page 29, Table 16 in the FY 2025–2030 short-range intersection program.

Important: This is a countywide transportation-plan recommendation that predates the warehouse decision. It does not establish that the $618,000 project is funded, completed, caused by the warehouse, or required of the applicant. Those questions need confirmation from Forsyth County Engineering.

What about jobs?

Industrial space can support logistics, warehousing, operations and related employment. However, no verified tenant or project-specific job count was established in the available application and meeting materials. Claims of hundreds of jobs, tax revenue or guaranteed economic benefit would be premature.

Environmental questions: stormwater, trees, lighting and noise

The proposed industrial redevelopment also raises reasonable questions about stormwater detention and runoff, clearing and tree buffers, potential streams or wetlands, loading-area lighting, diesel idling and operating hours. No project-specific environmental impact determination or violation has been verified in the materials reviewed. Any development conditions should be checked against the complete civil plans and permitting records.

Why this is still pending

Forsyth County’s October 15 agenda identifies the applicant as SDP Acquisitions, LLC and the case as ZA4300. The requested restricted-industrial rezoning covers land presently classified across several zoning designations. The applicant also seeks to reduce the required car-parking count from 281 to 221. The Board postponed consideration to November 19, 2026. A Planning Commission recommendation is not final Board approval.

Five questions to ask before the November 19 hearing

  • What is the forecast daily truck-trip count, including peak-hour trips and turning movements?
  • Which driveway and public truck routes will be permitted, and will Old Alpharetta Road be protected from truck access?
  • Was RI_037 at Old Alpharetta Road and Meadow Lane ever funded or completed? If not, who will address sight distance?
  • Will there be enforceable conditions for noise, lighting, buffers and stormwater?
  • Who will occupy the proposed warehouse, and what verifiable employment benefits are expected?
