How to Evaluate a Home That Has Been Sitting on the Market

A home with a long market time is not automatically a bargain, but it may create a different negotiation opportunity than a fresh listing.

First ask why it has not sold

Price, condition, location, presentation, layout and seller expectations can all contribute. The reason matters because some problems are fixable and others stay with the property.

Look at the full listing history

Price reductions, relists, withdrawn periods and failed contracts can provide useful context. A long market time without meaningful price adjustment tells a different story than a property that has already repositioned.

Use due diligence, not assumptions

Do not assume the seller is desperate or that the property has a hidden defect. Inspect the home, compare recent competition and structure an offer around evidence.
