Mayfair on Haynes Bridge: What’s Being Built at Devore Road and Jon Scott Drive in Alpharetta?

If you have driven Haynes Bridge Road near Devore Road and Jon Scott Drive and noticed site work, this is not The Gathering. It is a separate Alpharetta residential project called Mayfair on Haynes Bridge, formerly known as Alcovy Estates.

Based on City of Alpharetta development records reviewed by BBDN, the current approved program calls for 27 detached single-family homes. The project has moved beyond its original entitlement stage into visible site work, but several details buyers will care about most are still not fully public, including the current builder, vertical building-permit status, official pricing, floor plans and sales timing.

Where is Mayfair on Haynes Bridge?

The site is along the west side of Haynes Bridge Road around Devore Road and Jon Scott Drive in Alpharetta’s 30009 area. It sits in the same broader Haynes Bridge corridor as The Gathering, but the two are separate projects.

That distinction matters because the visible construction activity along this corridor can make the projects easy to confuse.

What is approved at Mayfair?

The current BBDN fact lock is 27 detached homes. The project was previously known as Alcovy Estates, and Alpharetta City Council approved a second phase in 2025 that brought the current program to 27 detached homes.

That is different from older public descriptions of Alcovy Estates that referenced a smaller mixed housing plan. Those older descriptions should not be treated as the current approved program.

What do the City development records show?

The City of Alpharetta’s land-disturbance records identify two Mayfair entries:

  • D240028, received July 1, 2024, titled “Mayfair on Haynes Bridge fka Alcovy Estates,” for single-family homes at Devore Road & Jon Scott, covering 3.16 acres.
  • D250008 / LDP2025-007, the Phase 2 land-development record, covering approximately 1.53 acres.

Those records establish that the City has processed land-development activity for the project. They do not by themselves prove that every permit has been issued or that vertical home construction has started.

What is happening on the site now?

BBDN field-observed active site work on September 24, 2026. The safest current stage description is:

Clearing / site work observed. Vertical residential construction not yet verified.

That distinction is important. Dirt moving does not automatically mean homes are under vertical construction.

What about the lots?

Current property-record research shows a likely project assemblage around Jon Scott Drive and Haynes Bridge Road, including parcels associated with Mr Jon Scott Lots LLC and Jon Scott Lots Phase II LLC.

BBDN is treating that as an approximate assemblage, not the final legal project boundary. The approved site plan still needs to be matched against the current tax-parcel configuration before we call the boundary exact.

What we are still waiting on

This is where the story becomes most relevant for future buyers. BBDN is still verifying:

  • Current builder and developer identity
  • Exact approved site-plan boundary
  • Current land-development permit issuance/status
  • Vertical residential building permits
  • Official pricing
  • Floor plans and builder marketing
  • Sales release and presale timing

Until those items are confirmed, claims about specific home prices, floor plans, launch dates or a vertical-construction start would be premature.

Why this project matters

Mayfair sits in a high-visibility Alpharetta corridor between major activity centers including Downtown Alpharetta and Avalon, with The Gathering developing nearby. For buyers, that makes the project worth watching before the formal sales launch because location, product type, pricing and builder identity could determine whether this becomes another high-end 30009 opportunity.

For nearby homeowners, the bigger issue is understanding which construction belongs to which project and what has actually been approved versus what is still being permitted or marketed.
