Living near Downtown Alpharetta can be worth a premium, but only if the location matches how you actually want to live.

Some buyers want to walk to restaurants, events and shops. Others want a quieter street, a larger lot or more house for the money while staying only a short drive away.

Start with the walk, not the map pin

A home can look close to downtown online and still involve difficult crossings, missing sidewalks or a route you will not realistically use. Walk the route yourself before paying a location premium.

Housing changes quickly as you move away from the core

Near downtown you will find townhomes, infill, renovated older homes and newer luxury construction. Farther out, buyers often gain larger lots, more established subdivisions and different price-per-square-foot tradeoffs.

Decide what you are paying extra for

Walkability, events, restaurants and convenience can justify a premium. But if you rarely use those amenities, a nearby neighborhood with more space or privacy may be the better buy.
