Buford is one of the most misunderstood buyer markets in the north metro.

Some buyers hear Buford and think it is too far out. Other buyers know exactly why it belongs on the list: schools, newer homes, Lake Lanier access, Mall of Georgia convenience, Gwinnett and Hall County growth, and more house for the money than premium North Fulton.

Buford works especially well for buyers who are not tied to a daily Midtown commute. If your job is in Gwinnett, Suwanee, Cumming, Gainesville, Braselton, Flowery Branch, or you work remotely, Buford can make a lot of sense.

The school conversation is a major driver here, especially around Buford City Schools. But buyers need to be very careful. Buford mailing address, Buford city limits, and Buford City Schools are not always the same thing. This must be verified by exact property address before anyone gets excited.

Housing in Buford ranges from older resale homes and established neighborhoods to newer construction, larger subdivisions, townhomes, and lake-area properties. That variety is part of the appeal.

But the tradeoff is commute and traffic.

Buford can look simple on a map and feel very different during peak drive times, especially around I-985, I-85, Mall of Georgia, Hamilton Mill, and major retail corridors.

In the 2026 market, Buford remains attractive because buyers are still looking for value compared with Alpharetta, Johns Creek, and Suwanee. But value does not mean automatic upside. Buyers need to understand school district, county, taxes, commute, HOA, builder quality, and resale demand.

Buford is a smart play when lifestyle, school path, budget, and commute all line up.

It is not the answer for everyone.

But for the buyer it fits, it can be a very strong move.
